Foundations and Driveways

  • Engineered conventional foundation with rebar and minimum 3000 psi concrete as opposed to a post tension foundation.
  • Rebar 12 inch on center both ways in all flat areas as opposed to wire mesh.
  • Foundation height is a minimum of 16 inches above natural grade to allow for drainage and landscaping.
  • 10 inch anchor bolts are used for fastening bottom plates to the foundation as opposed to anchoring clips.
  • Rebar enforced driveways with minimum 3000 psi concrete as opposed to wire mesh.

Windows

  • Low emission windows.
  • Double-pane windows.
  • Vinyl frame windows.

Plumbing

  • The customer has a choice between a Viega Piping System or Copper. No PVC water supply lines are used.
  • Customized plumbing installation such as hose bibs, shower head height and placement, body spray and fixture placement that is designed on site with the customer.
  • Stub out in the garage for an easy water softener installation.

Framing

  • Maximum 16 inches on center for all studs, joist, and rafters. Some floor joist may require 12 inches on center to accommodate the weight of an upstairs room.
  • All plywood exterior walls as opposed to foam board.
  • Exterior plywood installed on the bottom 2 feet of all exterior walls to assist in rot prevention.
  • Sill seal under treated plates to assist in sealing off insects and moisture.
  • High-performance DuPont™ Tyvek® HomeWrap®, the weather-resistant protective barrier material on all exterior walls.
  • Vinyl window wrap around all windows to prevent moisture penetration and air leakage around windows
  • James Hardie Hardisoffit® fiber cement continuous-perforated soffit panels.
  • Harditrim® fiber cement trim planks for exterior trim.
  • James Hardie HardieBacker® on all shower and tub walls.
  • Minimum #2 Southern Yellow Pine for all joist and rafters unless long lengths dictate the use of an alternate wood.
  • Solid Fir Studs and top plates as opposed to finger joint wood.
  • 4 x 8 x 1–1/8 inch tongue and groove plywood sub-floor glued, nailed and screwed as opposed to 3/4” plywood that is just nailed.

Air Conditioning, Heating and Ventilation (HVAC)

  • Zoned HVAC designed based on house floor plan with digital thermostats.
  • Minimum 14 SEER HVAC units

Drywall

  • Soffit board on porches instead of standard sheetrock or greenrock.
  • 5/8 inch fire-rated sheetrock in garage.
  • Rounded corners for windows and walls.

Roofing

  • LP TechShield® radiant barrier plywood decking for the roof.
  • Minimum 30 year composition Elk Pristique Raised Profile shingles that are nailed as opposed to being stapled.
  • Counter Flashing for all roof and brick/stone intersections.
  • Continuous Ridge Vent on roof.
  • 30 lb felt on roof as opposed to 15 lb.
  • Lead versus PVC roof jacks are painted to match the roof.

Electrical

  • Minimum 200 amp service.
  • Customized electrical installation (lights, switches, plugs) designed onsite with the customer.
  • Minimum #12 electric wire to all switches and plugs.
  • Minimum 20 amp circuit breakers as opposed to 15 amp circuit breakers.
  • All plug and switch wires are connected to outlets and switches using screw terminals as opposed to the 'stab' process on the back of the outlet.
  • Phone and cable media panel that can accommodate computer routers. The media panel has individual runs to each outlet as opposed to all outlets being looped together.
  • Switched soffit plugs for holiday lighting.
  • Switched mantel plugs for holiday lighting.
  • Security system prewire.

Insulation

  • Formaldehyde free faced wall and ceiling insulation with expansion foam on all windows, doors and base plates.
  • Blown fiberglass attic insulation as opposed to blown cellulose
  • Air ventilation baffles installed in ceiling slopes to assist in air flow from the continuous perforated soffit vents to the continuous ridge vents.
